Developer Edwards Homes could build up to 160 new homes on the site of a former stadium after taking control of the land. Tony McDonough reports

North Wales developer Edwards Homes has taken control of a development site in Warrington that could see the building of up to 160 new homes.

Wire Regeneration, the joint venture between Warrington Council and development and property outfit Langtree, has completed the conditional exchange of Warrington RLFC’s former Wilderspool Stadium to Edwards.

This 5.47-acre site, located off Wilderspool Causeway, currently has outline consent for 160 homes, 20% of which would have to be affordable. It is accessed from Fletcher Street.

It is expected Edwards Homes will now seek a reserved matters consent which will introduce more detail as to its intentions.

Will Rees of property advisor Legat Owen, who acted for the buyer, said: “Edwards Homes is a great fit for this regeneration site, having successfully developed out a number of brownfield sites in the region.

“It is now working up its reserved matters application and is looking forward to contributing to the regeneration of the Southern Gateway site.”

Work is nearing completion on the multi-million-pound refurbishment of neighbouring St James Business Centre, with the town’s former bus depot next door to St James now cleared and ready for development.

“We’re delighted to have fulfilled another element of the Southern Gateway ambitions,” said Josh Downes, executive director – development at Langtree.

“This will make an important contribution to Warrington’s housing needs and adds further momentum to our plans for the wider area.”
