An office complex in Birkenhead that was originally built as rail storage sheds in the Victorian era is being put on the market with a price tag of £5m. Tony McDonough reports

Property agents are seeking a buyer for the Cheshire Lines and Shorelines site and buildings in Birkenhead which have a price tag of £5m.
Built as rail storage sheds in 1884, in recent years the buildings have been converted into offices. Until recently it formed part of Wirral Council’s office estate until staff were relocated into the authority’s new purpose-built HQ in the centre of Birkenhead in 2024.
Smith and Sons and Worthington Owen are joint agents for the development which comprises 141,591 sq ft with 135 parking spaces. They are selling the building on behalf of an unnamed private investor.
Cheshire Lines and Shorelines are located in Canning Street and within Peel’s Wirral Waters development. They are close to Wirral waterfront and are just a few yards from Hamilton Square Merseyrail station.
Opened in 1884 they were used as a railway goods warehouse until 1961 when they were converted for commercial use. It was later redeveloped as a call centre by Mersey Development Corporation and occupied by Littlewoods Pools followed by Park Foods.
In 2005 Wirral Council spent more than £2m acquiring and renovating Cheshire Lines to house hundreds of its staff. Shorelines has been occupied by MD Insurance.

Jason Wadeson, partner at Smith and Sons, said: “The scope and potential is immense for the relocation of a business or public sector organisation to create an impressive HQ, or for an investor who is able to optimise the far reaching benefits of the site itself.”

At present, Shorelines remains fully occupied, with several tenants in situ at Cheshire Lines providing an immediate income.
Andrew Owen of Worthington Owen added: “Rarely do buildings such as this come to market and the opportunities are endless.
“The buildings and site are offered at a very attractive price, and there really isn’t anything comparable available today in either Wirral or Liverpool.”
