Construction firm Winvic achieves practical completion of £36m industrial and logistics complex on the site of the former Liverpool city region Rolls Royce factory. Tony McDonough reports

Winvic Construction has achieved practical completion of the 349,000 sq ft Atlantic Park logistics and industrial development in Bootle.
Costing £36m, the speculative scheme has been funded by Royal London Asset Management Property and was designed by architects at The Harris Partnership. It comprises four buildings offering floor plates ranging from 43,000 sq ft to 134,000 sq ft.
Atlantic Park has been built on the site of the former Rolls Royce factory in Bootle which closed in 2008 with the loss of 200 jobs. The plant manufactured turbines for the oil and gas industries.
Located within the Liverpool City Region Freeport zone, which offers a number of tax advantages to occupiers, the development also includes charging points for electric vehicles.
Royal London has owned the site for a number of years but earlier plans were delayed by the COVID pandemic. It finally secured planning consent from Sefton Council in November 2023 with Winvic starting work in March 2024.
More units are planned for the site with the floorspace eventually totalling around 800,000 sq ft. Phase 1 is being jointly marketed by B8 Real Estate and Savills, with “strong early interest” reported from potential occupiers.
David Morris, senior development manager at Royal London Asset Management Property, added: “Atlantic Park is a future-ready logistics hub, which is strategically located, sustainably built, and designed to deliver long-term value.
“This development is a crucial part of our strategy to deliver high-quality, sustainable assets that support long-term value for our investors. With Phase 1 now complete, we are excited to see it attract leading occupiers in the industrial and logistics sectors.”

The second phase of the site already has planning consent and is ready for both pre-let or design and build opportunities.
